Strategy
The project, a two storey classroom block comprising Science and General Learning Area classrooms, was seen as a key component to the future development of the Swan Valley Anglican Community School. In particular the School Board viewed the new building as a means of conveying to future students and their parents both the school’s focus on this curriculum area and its growth into a senior school campus.
Greg Rowe and Associates was contracted to redefine the project with the Client by returning it to its scoping phase to ensure that the building reflected the iconic status that the school was seeking, and to manage the construction.
The preliminary QS assessment of the science building provided an estimated cost higher than the budget allowance. Accordingly modifications to the building were required to reduce the cost at this time. Greg Rowe and Associates suggested that the any cost reduction should also take into account the cost of reinstating of the part of the structure which was be removed as cost reduction. On this basis four classrooms were created as voids (two upper and two lower), while still maintaining the overall footprint and roof structure. This presented the necessary saving while offering the least expensive (45%) option to replace these classrooms at a later date.
Project Management
Greg Rowe and Associates also acted as an effective conduit between the Client and the architect to secure a number of unique building design elements including greater energy efficiency and space creation. An initiative of the architect supported by Greg Rowe and Associates was the addition of various scientific emblems to the cement tilt up design in the façade of the building to further reflect its status as an iconic science building.
In the role as Project Manager, Greg Rowe and Associates has been responsible for the selection of the builder and is currently managing the construction.
The revised $4 million building will be equipped with three science labs, a meeting area and general classrooms and will reflect a level of flexibility to expand as required in the future. This building will represent the first of the eastern section of the Swan Valley Anglican Community School master plan. It is the first of four buildings planned to complete the school’s senior school capacity.
