Strategy
Greg Rowe and Associates has undertaken a number of school projects and prides itself on being involved with projects that are delivered on time and under budget.
The project, initially a two-storey classroom block addition, a large covered assembly and activity area, and a specialist arts/music building were critical to the expansion of the school and the development of additional education streams. An additional building was added to the project.
Greg Rowe and Associates was contracted to provide independent project management, and to allow the school architect Parry Rosenthal to concentrate on the various design issues.
Project Management
Greg Rowe and Associates continues to recognise the importance of establishing the right project team. Our diverse knowledge of specialist consultancy services allows us to tailor the most functional and effective design team to each project. With this project Greg Rowe and Associates ensured that the project consultant team was retained from the first stage but undertook negotiations in minimise fees.
In association with the architect, thorough design documentation was prepared which allowed for an expeditious builder procurement process and an outstanding tender result.
Greg Rowe and Associates undertook the procurement of suitable builders, through a modified selected tender format to achieve a suitable Guaranteed Maximum Price. Through this process the price was significantly under the pre-tender estimated value of construction.
As a result of the favourable tender result the School was able to receive approval for the construction of an additional specialist building. Greg Rowe and Associates successfully negotiated a variation to the contract to allow for construction to occur within the original project costing.
During construction Greg Rowe and Associates constantly monitored the performance of the builder against the project timeframe to ensure the project was in accordance with the scope, timeframe and budget.
Despite an extremely short construction period, the builder (DPD Pty Ltd) completed the project prior to the commencement of the school year.
